Our History

Purchased in 2015 by James Decker, Sovereignty Abstract & Title has roots that run to 1880. Records date to the sovereignty of the soil, when the State of Texas patented tracts of land to ranchers and homesteaders. Our records are the combined records of five historic companies in Haskell; Dulaney Abstract Company, Sanders & Wilson Abstract Company, A.C. Foster Abstract Company, Haskell County Abstract Company, and Jason W. Smith, Abstractor. Previous owners Jackie and Paula Wilcox renovated the Sovereignty building to showcase the building’s history and its status as housing one of the oldest businesses in Haskell.

James Decker


James grew up in Stamford, Texas while the Decker family has longstanding relations in Haskell, Knox and Stamford counties. After finishing law school, James returned to the small town life with lofty goals of bettering his community and encouraging growth and opportunity for younger generations to flourish in rural communities. James’ business goals as well as passion for Texas history and commitment to great service guides his businesses.

Nikki Thompson

Escrow Officer

Nikki serves as one of Sovereignty Abstract & Title Companies escrow officers and assists buyers and sellers in the closing process.  While Nikki was born and raised in Haskell, she and her husband Tate reside in Albany along with their two kids Carter and Kylan.

Tandi Stewart

Escrow Assistant

As the Office Manager and an Escrow Officer, Tandi is available to help in all dealings that go through our office. Her go-to attitude leaves all our clients knowing that they are priority when choosing Sovereignty Abstract & Title. Tandi grew up in the Rochester area, the daughter of Rod & Velvet Townsend. After graduating from Texas Tech she moved back to Haskell and married Payden Stewart. The Stewart’s have been longtime members of the Haskell farming and ranching community.

Evelyn and her husband Bill have resided in Haskell for the past 8 years. With her impeccable attention to detail she keeps the records in our Sovereignty Abstract and Title office in the best form possible.
